If your HDB resale transaction is delayed, check the validity of the Request for Value in My Flat Dashboard. HDB says the result is valid for three months from the day it is made available. Both parties must submit their portions of the resale application during that period if the value is required for the transaction.
The result also belongs to a specific Option to Purchase (OTP). If the buyer or the option changes, check whether a new Request for Value is required even if the old result is less than three months old. Keep the option, valuation and application deadlines on separate lines.
- Find the date the value became available in My Flat Dashboard.
- Match the result to the specific OTP and buyer.
- Check the contractual and HDB application deadlines separately.
- Confirm both submission dates.
- Recheck the financing if a new value is required.

Keep three dates in view
Open HDB’s Request for Value guidance. Record the Option Date, the date the value became available and the planned date each party will submit. A later validity date for the value does not extend the OTP or the agreed date for submitting the application.
| Record | What to check | Why it matters |
|---|---|---|
| Granted OTP | Option Date, expiry and details of the parties | Identifies the transaction and the exercise window |
| Value outcome | Date made available and which OTP it applies to | Establishes the validity and link to that option |
| Buyer and seller submissions | Actual dates and acknowledgements | Confirms whether both portions were submitted in time |
| Financing | Latest approved loan and applicable CPF usage | A new value can affect what funds can be used |
HDB’s resale terms state that the value does not carry over to a different OTP for the same buyer or to a different buyer of the flat. If the option lapsed and the parties plan to start again, check HDB’s current process before relying on the old result. The seller should also check the requirements for granting another option.

Check what changed before requesting a new value
If the parties are still using the same exercised OTP but the value is expiring, confirm the application status and deadlines with HDB. HDB’s published guidance says a new Request for Value is required if the application was not submitted within the value’s three-month validity. Ask how the process applies if one portion has already been submitted or if another deadline has passed.
If a new request is needed, ask how it could affect your cash requirement, loan or CPF use. Carry the older figure as historical information until the applicable value is confirmed. Tell your lender about the change if its financing assessment relied on the earlier result.

Worked example when an earlier option lapses
A buyer and seller agree on a price and obtain a Request for Value outcome. The buyer does not exercise the option. Later, the parties discuss the same flat at the same price. They check HDB’s rules for a fresh option and learn that the old value belongs to the earlier option. The buyer confirms the required steps and updates the financing estimate using the new result when available.

HDB says it runs from the date the outcome is made available in My Flat Dashboard. Use the actual record.
Can another buyer use my value outcome for the same flat?
