Partial CPF Housing Refund Before Selling | What Changes in Your Cash Plan?

HDB flats and road in Punggol

A partial voluntary housing refund lets you return some of the CPF savings used for your home before you sell or transfer it. It can reduce the CPF housing refund still due later, but it uses cash now. Check how much cash you would have left and whether you need it for your next home, essential expenses or a period between transactions.

A CPF housing refund and a partial mortgage repayment do different jobs. The refund goes back to CPF. A mortgage repayment goes to the lender and reduces the loan according to its terms. Write down which result you want before comparing the two.

  • Check the CPF amount used and accrued interest in your housing records.
  • Record how much cash you have and what you need before the sale.
  • Check the proposed partial refund against CPF Board’s rules.
  • Keep the outstanding loan and CPF housing refund in separate columns.
  • Recheck the remaining refund and account treatment after payment.

Find the figures in the right places

CPF Board’s voluntary housing refund guide explains how to make a refund and how it relates to CPF savings used for a property and accrued interest. CPF Board says a voluntary refund can be made up to the applicable principal withdrawn plus accrued interest. Check your own housing record for the current amount and ask how funds will be credited in your case, particularly if you are 55 or older.

Check the outstanding mortgage separately with the lender. If you want to reduce the loan, ask for the lender’s partial repayment process, applicable terms and a revised schedule. A CPF refund does not by itself reduce the lender’s outstanding principal. If you plan to keep using CPF to service the mortgage, check how your ongoing withdrawals affect the housing records.

Compare two versions of the same calendar

Write one version with the proposed partial refund and one without it. On each, put your cash balance after immediate payments next to the expected sale date. The refund may reduce the amount you still need to return to CPF at sale. The cash you pay now will no longer be available for a deposit, movers or another near-term bill. Use the CPF rules to confirm how the refunded savings may be used later.

If there are two owners, check the CPF housing record for each person separately. A household total can hide which owner made the refund and whose record changed. Keep the confirmation and check the updated amount rather than carrying an old estimate into the sale budget.

Worked example with a cash reserve

A household has $30,000 in available cash and is considering a $10,000 partial voluntary housing refund. It also expects $18,000 of near-term commitments before selling. In the example, paying the refund now leaves $20,000 cash, of which only $2,000 remains after those commitments. The family tests whether that is enough if the sale takes longer or another bill arises.

Separately, the household checks the remaining CPF housing refund with CPF Board. It does not assume that subtracting $10,000 from an old figure will predict the final amount on a future sale date. Later CPF withdrawals and accrued interest can affect that figure. The family keeps the updated CPF record and lender balance beside its sale estimate.

Frequently asked questions

Can I refund only part of the CPF amount used?

CPF Board allows a partial voluntary refund up to the applicable amount. Use the official service and check your updated record after the transaction.

Will I still have a CPF refund to make at sale?

CPF Board says a partial voluntary refund can leave a balance to be refunded when you sell. Check its guidance for the sale and the applicable amount.

Is a voluntary refund the same as a loan prepayment?

Check the objective. A voluntary housing refund returns money to CPF. A loan prepayment is made to the lender under its separate rules.
