If you are selling a Singapore home near the end of its Seller’s Stamp Duty (SSD) holding period, confirm which dates IRAS treats as the acquisition and disposal dates before committing. In a typical Option to Purchase (OTP) transaction, IRAS may use acceptance of the option, rather than the date it was issued or the later completion date. The exact documents and terms matter.
Find the schedule that applies to the original acquisition. For ordinary residential purchases from 11 March 2017 to 3 July 2025, the schedule generally uses a three-year holding period. For purchases on or after 4 July 2025, it uses a four-year period. Check the precise boundary and your facts with your conveyancing solicitor.
- Locate the document showing the acquisition milestone.
- Check which IRAS schedule applies to that date.
- Confirm the proposed disposal milestone before agreeing to the transaction.
- Estimate the applicable duty, if any, using the correct value basis.
- Keep other timelines, including HDB sale eligibility, separate.

Identify the legally relevant dates
IRAS’s residential SSD guide lists the dates it normally uses for acquisition and disposal. These can be acceptance of the OTP, the Sale and Purchase Agreement or the transfer where the earlier routes are unavailable or do not apply. An option that is subject to signing a Sale and Purchase Agreement has a specific qualification in the IRAS guidance.
Write down the date the option was issued, when it was accepted and when completion occurred. Ask which of them is relevant instead of treating the dates as interchangeable. For a proposed sale, give your solicitor the draft transaction timeline early enough to verify it before you sign or grant any documents.
| Record | What to check | Why it matters |
|---|---|---|
| Original OTP or sale agreement | Relevant acquisition event and date | Determines the applicable schedule and when the holding period starts |
| Proposed sale documents | Relevant disposal event and date | Determines when the holding period ends |
| Ownership history | Part shares, transfers or inheritance | Special acquisition date rules may apply |
| Valuation and price | Relevant market value and actual price | IRAS generally applies the rate to the higher amount |

Read the schedule that applies to your acquisition
For purchases in the ordinary schedule from 11 March 2017 to 3 July 2025, IRAS’s table reaches the no-SSD row after more than three years. For purchases on or after 4 July 2025, it reaches that row after more than four years. Earlier purchases and special cases have separate entries or rules. IRAS also gives an example where an OTP granted before 4 July 2025 but accepted on or after that date falls under the revised schedule.
Keep an HDB Minimum Occupation Period (MOP) check separate where applicable. The HDB question concerns whether you are permitted to sell, while the SSD question concerns the tax treatment of the disposal. Check both before planning a transaction that relies on being able to sell on a particular date.

Worked example across the change in schedule
A buyer received an option in early July 2025 and accepted it after the revised rules took effect. Years later, the buyer thinks the earlier schedule applies because the date at the top of the option was before the change. The solicitor checks the executed papers and confirms which acquisition date IRAS uses.
The family then compares two potential sale timelines with different expected option acceptance dates. It asks the solicitor to check the applicable holding-period band for each, rather than relying on the intended handover month. It also updates its next-home budget if one sale timeline could leave less cash available.
Keep a buffer for changes to the proposed sale
Record what would happen if the other party asks to bring forward a signing or option acceptance. Confirm who must review a changed date before you agree. If your plans rely on a specific tax outcome, check how it would affect sale proceeds, the deposit for your next home and any interim stay.

Frequently asked questions
Does the date I collect the sale proceeds determine SSD?
Check the disposal event defined by IRAS. In a typical option transaction, that may occur before completion.
What if I acquired a share through inheritance or another transfer?
IRAS has specific acquisition-date rules for several kinds of transfers. Give your solicitor the ownership and transaction history and check how it applies.
Can I calculate duty using only the advertised sale price?
Use the applicable IRAS band and check the actual selling price and relevant market value. IRAS generally applies the rate to the higher of the two.
