Places in Bukit Timah | Beauty World Plaza’s S$165M Collective Sale and 2027 Outlook

Exterior of Beauty World Plaza in Bukit Timah, Singapore.

Did you know? One of Beauty World’s familiar older buildings has returned to the collective-sale market. On 13 October 2026, property adviser ETC launched Beauty World Plaza for a public tender with a S$165 million guide price. This is the third such attempt after earlier exercises in 2018 and 2019.

Here is the crucial distinction for residents and people planning visits through 2027: a building being offered for sale does not mean it has already been sold, approved for demolition or closed to the public. The current tender is an event to watch. Its result and any future use remain separate decisions.

Beauty World Plaza: what has been announced?

  • Building: Beauty World Plaza, 140 Upper Bukit Timah Road, immediately beside Beauty World MRT.
  • Launch date: 13 October 2026.
  • Guide price: S$165 million; this is an asking guide, not an agreed sale price.
  • Tender closing: 19 November 2026 at 3pm, according to sole marketing agent ETC.
  • Site: about 2,305.6 square metres, or 24,817 square feet.
  • Existing complex: eight storeys, with commercial shops on Levels 1–3, residences on Levels 4–8 and a fourth-floor open terrace.
  • Land tenure: 999-year leasehold.
  • 2027 outlook: tender result, any transaction, planning and future property-use decisions must be checked after official announcements.

Why does the S$165 million headline matter?

Beauty World Plaza sits at a prominent corner of Upper Bukit Timah Road, directly beside an operating Downtown Line station. Land that combines public transport access with shops and apartments can attract interest for different long-term uses.

ETC says the guide price represents about S$2,231 per square foot of gross floor area. That is a valuation measure based on a development’s gross floor area, not the price of a single apartment or a shop unit.

The tender is a collective-sale exercise, meaning the property is being marketed as a whole rather than the announcement of one individual retail unit changing hands. Such transactions involve owners, legal requirements, bids and approval processes. An asking price cannot by itself establish market value or a completed sale.

The development was previously marketed for collective sale in November 2018 and June 2019, both at the same S$165 million guide price, according to contemporary coverage. Those attempts did not produce a completed sale at the time. This history makes clear why the launch of a new tender should not be mistaken for its outcome.

What could a future buyer potentially do?

The land is zoned Commercial & Residential with a gross plot ratio of 3.0 under URA Master Plan 2025, according to ETC’s October release. The agent also says outline planning permission has been obtained for serviced-apartment use in the residential component.

In its announcement, ETC describes a potential for approximately 108 serviced-apartment keys, based on a minimum unit size of 35 square metres. It also discusses possible changes to the commercial floors, which might include retail, food, lifestyle, enrichment or co-working functions, subject to relevant approvals.

These statements are about planning potential. They do not confirm that any buyer has chosen a serviced-apartment proposal, that approval has been granted for every conversion detail, or that a new building is about to appear.

There are multiple possible paths. A buyer may explore enhancing the existing building, propose alterations or evaluate redevelopment where permitted. The final outcome depends on a successful transaction and the necessary authorities’ decisions.

What does this mean for shops and visitors in late 2026?

As of the tender announcement, Beauty World Plaza remains an existing mixed-use property with shops and apartments. The publication of a sales advertisement is not a closure notice to all tenants. The responsible advice is to verify any particular shop’s opening hours and unit status with the operator rather than assuming everyone has immediately moved.

For ordinary visitors, the first useful detail is the address: 140 Upper Bukit Timah Road. Do not confuse Beauty World Plaza with Beauty World Centre at 144 Upper Bukit Timah Road, The LINQ @ Beauty World at 118 or Bukit Timah Shopping Centre at 170.

The shopping and hobby businesses that have served the precinct have their own opening arrangements. Our Beauty World Plaza local shops and café guide describes the existing shopping character; treat individual names and hours in any older article as information to recheck.

Why is Beauty World MRT so important to this story?

Beauty World MRT (DT5) already operates on the Downtown Line and makes the corner site accessible to residents, students and visitors. ETC cites this location as a reason future uses may be attractive, particularly given nearby schools and community facilities.

That transport convenience exists today. It should not be mixed up with the future Beauty World Integrated Transport Hub, which involves a different project and later delivery. The presence of a new mall or construction hoarding nearby is not evidence that Beauty World Plaza has been sold.

For current walking routes, see our Beauty World MRT exits and neighbourhood directions guide. For the larger planning distinction, consult Beauty World’s future transport hub and 2027 development guide.

A useful timeline: from this October to 2027

PeriodWhat to watchWhat it does not prove
13 October 2026ETC publicly launched the collective-sale tenderThe building has already sold
19 November 2026, 3pmScheduled tender close according to the sales agentA successful sale or automatic completion on that date
Late 2026 into 2027Any verified tender result, agreement, legal completion or changed ownershipAn approved demolition or immediate tenant relocation
During 2027Any formal URA planning decision, owner notice or announced building worksA public reopening date unless separately announced

The distinction between the dates is essential. A tender can receive offers, fail to meet expectations or move into negotiations. Even a completed acquisition does not automatically set the date a building is renovated, converted or demolished.

When following an online headline, look for the precise verb: launched, bid, awarded, sold, approved, construction started, or opened. Each describes a different milestone. An accurate 2027 guide should not merge them.

How does this relate to other Beauty World redevelopment plans?

The Beauty World district is already changing through several independent schemes, including the future integrated transport hub and the integrated community building with a redeveloped market and hawker centre, intended for a later phase around 2029.

These projects should be understood separately from Beauty World Plaza’s S$165 million collective-sale attempt. A government plan for a future community facility does not establish that a neighbouring private building has been sold.

The interim Bukit Timah Market at 2A Jalan Seh Chuan is also a different destination. For everyday food planning, see our interim hawker market through 2027 guide. Do not mistake it for a temporary unit inside Beauty World Plaza.

What should residents, parents and visitors do?

  • For a current visit: check the exact shop’s operating hours, entrance and address. A tender launch alone does not cancel a normal visit.
  • For an appointment: reconfirm the tenant’s unit number and whether any relocation notice has been issued.
  • For students and families: use functioning public transport and present pavements, not an illustration of a future development.
  • For people following property news: distinguish the guide price from an actual accepted bid and legal completion.
  • For anyone planning 2027: look for dated notices from ETC, owners, URA and affected operators before treating a proposed conversion as final.
  • For readers studying cities: ask what infrastructure and community amenities make an older commercial building valuable, even when its present uses are established.

Frequently asked questions

Has Beauty World Plaza been sold for S$165 million?

The public announcement on 13 October 2026 was a tender launch with that guide price. It was not a notice of completed sale. A later result must be verified separately.

When does the tender close?

ETC announced 19 November 2026 at 3pm as the deadline for the public tender. The agent could later issue updates, so verify before relying on that date.

Does collective sale mean the shops must close in 2027?

No. Future leasing and building works depend on what actually happens after the tender. A collective-sale attempt is not a universal tenant closure notice.

Will there definitely be 108 serviced apartments?

No. That is a potential yield based on outline planning permission and unit-size assumptions, not a confirmed completed accommodation project.

Is Beauty World Plaza the same as Beauty World Centre?

No. Beauty World Plaza is at 140 Upper Bukit Timah Road. Beauty World Centre is a separate development at 144 Upper Bukit Timah Road.
